WOW!!!! What a difference a couple of months makes. The real estate market in the Portland area is definitely heating up. This makes for a fun and exciting time, as well feeling slightly overwhelmed which I am trying to enjoy and embrace. Like Eleanor Roosevelt said, “Do one thing everyday that scares you,” I am challenged with this and it is one of the reasons I love what I do.
One of my goals for Anlon over the last 12-18 months has been to create a strong team for this exact type of market increase. A team that can act quickly and trust that each member knows what their role is and will perform it with the precision that’s needed. The team is not 100% complete but it is a coming along. I have an amazing real estate team on the east and west side of Portland, dedicated contractors and suppliers, some terrific lenders and partners as well as a team of mentors to bounce ideas off of and help keep me grounded on the path I have outlined. We recently embarked on a partnership with one of the areas best engineering firms; this is going to be a huge win-win for all players involved.
I know that there are a lot of schools of thought when it comes to how to structure a project or deal; whether it’s a simple purchase, joint venture, profit partner, fee builder, my belief is the same for all of them. Always look at the deal from the other person’s perspective first, and then look at how to best be “fair,” outline a clear and open communication plan and lastly how and when you are going to get paid. There is no doubt that getting paid is important and at its core it’s how Anlon stays in business but it is not the driving focus. Strong relationships and working with honor, integrity and a conscience – that’s my driving focus. I think this is the main reason that most of my suppliers and subcontractors are the same today as they were 3-5 years ago, is because we went through the most challenging times together with integrity and a plan to succeed. Without a doubt price is important but knowing these guys are on the same team that I am has a lot of value as well. In the coming months I will be outlining who some of these teammates, contractors and suppliers are in greater detail.
If I can help you in with anything, walking through deal structure options, discussing pitfalls we have encountered or seen and avoided just let me know. I love this stuff. Make today a great day! 503 522 4357 Michael Harn
