Our Design and Build Process

Step 1: Let’s Get Acquainted
Every successful project begins with a conversation. If you are a landowner looking to develop your property give us a call: we would like to talk with you regardless of what stage you are in. This is the time to discuss the vision for the development, to look at potential issues and brainstorm possibilities. Most importantly, it’s a time to get to know each other and see if we are a great fit. After all, it’s going to be a long journey together.

Step 2: Due Diligence 
Duration: Up to 120 Days

All plots of land come with a combination of constraints and opportunities. We do a thorough inventory of your property to identify what government entities have jurisdiction over the land, investigate any issues related to our development plans that will need to be dealt with, and determine any costs related to those issues. We will strategize how to overcome issues that may impede development plan approval, and look into any alternative approaches as necessary. We will attend to all of these issues before arriving at general planning and development costs.

Step 3: Preliminary Plat 
Duration: 90 to 120 Days.

After completion and acceptance of our due diligence investigations and findings, our development team will begin the preliminary Plat Application. The plat covers the proposed layout of the project and includes all impact reports required by the jurisdictional entities. These reports may cover issues such as: geotechnical, transportation and traffic, habitat or wetland considerations, stormwater infiltration, etc.

Step 4: Application Submittal and Completion
Everything we’ve learned together in our consulting and design steps will now go into a detailed outline that includes your building schedule and costs. We’ll go over this with you in detail, answering any questions you may have. Once we’ve have all the permits in place, we can set a start date. We’ll both sign a detailed build agreement at this time.
Step 5:  Jurisdiction Review of Plat Application
Duration: 30 Days

Once we submit the Plat Application the overseeing jurisdiction(s) will have thirty days to determine if the application is complete. If the application is seemed incomplete, we will have an additional thirty days to provide any additional information that is required.

Step 6:  Preparation of Construction Plans
Duration 60 to 90 Days

Once Anlon has received the Conditions of Approval, we will begin preparing the construction plans, broken into phases if required. When we have completed the first draft of the plans, we will submit them to the jurisdiction for review.

Step 7:  Jurisdiction Review and Revisions
Duration: 30 to 60 Days

Once the jurisdiction receives our construction plans they will distribute them to their various departments, each of which will review and make comments. Based on these comments, our civil engineering team will make the necessary revisions and prepare for construction.

Step 8: Permitting and Construction
Durations: Defined by Construction Plan

All permitting will now be taken care of, and site construction will begin.
